Why we started
Capeto Estate was built from a frustration that anyone who has worked with real estate agencies will recognise. Traditional agencies are transactional — they show you properties, close the deal, collect the fee, and move on. The moment the contract is signed, you're on your own. For a local client who knows the city, the system, and the language, this is manageable. For someone relocating from abroad, it can be overwhelming.
We started Capeto Estate to do something different: to stay with our clients beyond the transaction. To be the person they call when the internet doesn't work, when the landlord needs something explained, when they want to know which neighbourhood is better for their family, or when they're ready to expand their office six months after signing their first lease.
"Every foreign client we worked with was genuinely surprised by Armenia. Not pleasantly surprised — deeply surprised. Things we take for granted here — the quality of the food, the safety of the streets, the speed of internet, the warmth of people, the beauty of the city — they experienced as revelations. We realised there was a serious gap between what Armenia actually is and what the world thinks it is. Closing that gap became our mission."

Styop founded Capeto Estate in 2026 after years of working at the intersection of real estate, business, and people in Yerevan. With a background spanning real estate, IT, and entrepreneurship, he saw firsthand how international clients — businesses and individuals alike — struggled to navigate the Armenian market without a trusted local partner. Capeto Estate is his answer to that problem: a single point of contact that stays with clients from day one to long after they've settled in.

Capeto Estate is a small, focused team — and that's intentional. Every member brings their own perspective, skills, and approach to client work. What we share is a common goal: to give every client the experience of working with someone who genuinely cares about their outcome, not just the transaction. We don't scale by adding people for the sake of it. We scale by making each person on the team as effective as possible.
Our team brings together expertise across real estate, client relations, legal coordination, and local market knowledge. We're comfortable working with a solo entrepreneur looking for their first Yerevan apartment and with a company relocating a team of forty engineers across three buildings.

We work in your language We operate in English, Russian, Armenian, and Chinese. For most of our international clients, this means communicating in their native language from the first message to the final handshake.
