Yerevan has a number of hotel buildings with functioning room infrastructure — beds, bathrooms, common areas — that can be leased as a single block at rates far below equivalent distributed accommodation. For teams of 20–120+ people, this means the whole team lives in one building, operations stay coherent, and cost-per-person drops substantially.
We verify every property for fibre internet connectivity (and backup options), power reliability, and realistic office conversion capacity before presenting it. We've turned down properties that look good on paper and fail on connectivity.
Office and commercial space
For companies that want a formal office rather than (or in addition to) residential-hotel accommodation: we source and negotiate standalone office leases across central Yerevan. We know which buildings have reliable generators, which have 24/7 access, and which landlords will negotiate flexible terms for tech tenants.
High-Tech registry and company setup
Armenia's High-Tech Industry Law offers registered technology companies a 1% turnover tax (vs. standard 18%) and a flat 10% income tax for employees. We coordinate the registration process through our legal partners — it typically runs in parallel with move-in, and can complete in 2–4 weeks. Company registration itself takes 1–3 business days.

Banking and corporate accounts
Opening corporate and personal accounts in Armenia is faster and less restrictive than in most European jurisdictions — but it still requires knowing the right contacts. We introduce clients to banks we have active relationships with, which shortens timelines and reduces the back-and-forth that trips up companies going in cold.
Immigration and visa support
Citizens of most countries can enter Armenia visa-free for up to 180 days. For longer stays, residency via company registration is the standard route. Our immigration partners handle permit applications, residency registrations, and employee documentation across all team nationalities.

Forty team members had already made it to Yerevan and were scattered across separate, expensive short-stay hotels — fragmented, without a proper base. The remaining 30 were due to fly in within three days. They needed a single building capable of housing all 70 people, with functioning office space, immediately.
Within 48 hours, Capeto Estate sourced and presented five viable properties. Every one met the brief. The team selected one. While contracts were being drafted, we coordinated the move of those already in Yerevan into the new building as existing bookings vacated — room by room, day by day, without disrupting operations.
