How much is the deposit?
Most landlords in Yerevan require a security deposit of one to two months rent, paid upfront alongside the first month. Deposits are typically refundable at the end of the lease, subject to property condition.
How long are leases?
Standard leases run for 12 months, though 3 and 6 month arrangements are widely available — particularly for furnished properties. Month-to-month is possible but usually commands a premium.
Who pays utilities?
Electricity, gas, water, and building maintenance are typically paid separately by the tenant. Monthly utility costs for a 2-bedroom apartment average $60–$150 depending on season and usage.
How fast is the internet?
Yerevan has excellent internet infrastructure. Fiber connections with speeds of 100–1000 Mbps are widely available and affordable, typically $15–$30/month. Most furnished apartments come with internet already connected.
Furnished or unfurnished?
The majority of rentals in Yerevan — especially in central districts — are offered fully furnished with appliances, kitchenware, and linens included. Unfurnished options are more common in newer developments and commercial properties.
Can you negotiate rent?
